Property management is a separate branch of the real estate industry. It is a highly specialiezed area which repuires considerable skills and experience as a prerequisite. The property manager is an agent of the owner and is always under a contractual agreement. As an agent he has a clear fiduciary obligation to his principal, and must carry out his duties and respnsiblilities in such manner. He must serve loyally and not profit at the expense of his principal.

A professional property manager must be skilled in many critical areas, such as:

• Renting and Leasing.
• Handling on site personnel, i.e. firing, firing and supervision.
• Tenant relations, screening, enforce rules, evict when required.
• Managing maintenance including finding and selecting outside contrators.
• Collect rent and pay expenses.
• Keep records and generate reports.
• Know and conform to all legal requirements, e.g. Landlord Tenat Law and Zoning requirements.
• Purchase insurance and manage claims.
• In short, strive to maximize net income for his principal and at the same time maintaining good relationships with the tenants, employees, the community, local government and of course his principal.
